Clairmont Oaks is a peaceful senior living community located in downtown Decatur, Georgia, providing residents comfortable apartment homes with a variety of activities and services. Clairmont Oaks offers housing for seniors age 62 or older under the guidelines of the Department of Housing and Urban Development. Our 14-story high-rise (the tallest in downtown Decatur) has a total of 298 one-bedroom and efficiency apartments.

Each apartment at Clairmont Oaks comes standard with an individually-controlled thermostat, spacious closets, a fully-equipped kitchen and emergency communication devices.

We have several common rooms and activity areas for residents to socialize or take part in exercise classes, movie nights, crafts and more. We also have an on-site library, fitness center and computers, as well as a hair salon staffed by a professional cosmetologist. Residents have the opportunity to take advantage of our weekly shopping trips.

Eligibility

To be a resident at Clairmont Oaks, applicants must meet the following screening criteria:

One member of the household must be 62 or older.
Meet the terms of the lease.

Income qualify. Annual income limits are determined by HUD.
Effective April 1, 2021, annual income limit for one person is $48,300 and for two persons is $55,200.

Rent

Clairmont Oaks has 298 apartments, 127 of those apartments receive Section 8 funding. Rent for these apartments is determined by HUD guidelines.

Clairmont Oaks also rents market-rate apartments. As of January 1, 2022, rental rates at Clairmont Oaks are $625 for a studio/efficiency apartment and $800 for a one-bedroom apartment. The rent includes utilities and television services. Rental rates may not exceed more than 50% of the resident’s monthly income.

Clairmont Oaks apartments—both efficiency and one-bedroom—are 550 sq. ft. with a separate kitchen and bathroom. The efficiency apartments are one large room with a modified “L” shape that serves as a bedroom and living room.
